Harcus Dairy in Circular Head is on the market as its Victorian owners look to sell the 902ha farm they bought from Van Dairy in 2021.

TRT Pastoral has engaged the services of LAWD and Nutrien Harcourts to offload the farm, with expressions of interest for prospective buyers closing on November 13.

TRT Pastoral acquired Harcus Dairy as part of a $120m deal for a 6000ha portion of the historic Woolnorth property.

According to the real estate listing for the farm, Harcus Dairy generates approximately $1.14m in rental income for TRT Pastoral each year.

The farm has approximately 900 cows, each producing around 430kg of milk solids.

TRT Pastoral has leased the property to Prime Value Dairy Management, which runs until February 2027.

The listing for Harcus Dairy says it has “an 80-unit rotary dairy, extensive calf-rearing facilities, a central laneway system and reliable water supply sourced from high-yield groundwater bores”.

“Accommodation includes four well-maintained brick homes, along with workers' quarters featuring shared amenities to house up to nine personnel,” the listing said.

“It has secure access via a sealed bitumen road, enhancing connectivity and year-round accessibility.

“Featuring predominantly flat sandy loam soils, it is ideal for winter milking and located in one of Australia's most reliable grass-growing regions, offering exceptional resilience and feed security.”

The farm is around 34 kilometres away from Smithton.

“Amid strong milk prices and a revitalised beef market, this asset presents a compelling opportunity for diversification and scale,” this listing said.

“Situated within one of Australia's key dairy regions, it is highly regarded for its productive, fertile soils, and reliable rainfall and temperate climate, ensuring efficient pasture production and feed supply year-round.

“The farm is close to major dairy processing facilities, including Saputo at Smithton, Fonterra at Wynyard and Cadbury's in Burnie.”

Offers for the Harcus Dairy property are expected to exceed $27.5 million.
