Springfield

SET in the picturesque Derwent Valley, Springfield with about 80 hectares of fertile land, 700 metres of Derwent River frontage and a 150ML summer irrigation water licence.

There is a commercial gravel quarry and under the current licence royalty payments are quite substantial.

The fertile land is presently used for grazing and fodder production and in the past has grown poppies, vegetables and potatoes.

“Springfield” boasts a four-bedroom, two-bathroom house set in established gardens and orchards with elevation looking out to Mt Wellington Park and the Derwent River.

A two-bedroom unit isolated from the house offers views from a balcony over the orchard down through the Derwent Valley.

Deer, paddymelon and other native fauna can be seen frequently at dusk and dawn.

Infrastructure also includes threee hay and machinery sheds, a vintage dairy, an old scout hut, a basic stockyard and chicken coops.

There are four dams that meander through the property and there is irrigation infrastructure including six-inch underground mains from the Derwent River in place.

This is a property that has passive income from the quarry in place, huge potential for tourism or accommodation (STCA) with the Derwent River backdrop, cherry or berry production which appears to be a growth industry in the Derwent Valley or a laid-back lifestyle farm.
